St. John’s Village West Family Homes
Many exciting new living opportunities have recently been created in Central, continuing the neighborhood’s vibrant revitalization.
BBC and PIRHL Developers have built forty new-construction single-family homes in St. John’s Village West, one of the six Villages of Central located between Cedar and Central Avenues and East 36th and 40th Streets.
Approximately 278 new-construction market-rate homes were developed beginning in 1999 as part of the Villages of Central. St. John’s Village West was to be the final of the six villages to be redeveloped, but that vision was only partially realized because of worsening national economic conditions in 2008. Due to the coincident collapse of the housing market, for-sale homes were no longer a viable product as attributed to a lack of potential buyers and banks’ more stringent lending criteria.
BBC conceived an alternative project, named St. John’s Village West Family Homes, as a means of continuing the progress in the Villages of Central, fulfilling the neighborhood master plan driven by the input of residents and stakeholders, returning vacant land to a productive use, and providing much-needed new opportunities for safe, healthy, affordable housing to community members.
As lease-to-purchase housing, the homes that comprise St. John’s Village West Family Homes have been made available to qualified income-eligible families on a rental basis. They will learn how to become responsible homeowners, receiving financial literacy education, home maintenance training, and other counseling and support. At the end of fifteen years, the household will have the opportunity to purchase its home at a substantially reduced price.
These new houses were designed very similar to the architecture of the existing homes in St. John’s Village West, and have been integrated seamlessly into the neighborhood.
St. John’s Village West Family Homes has been made possible with the support of the Ohio Housing Finance Agency and City of Cleveland. Construction was completed in October 2012.
